Miami Developer Plans $200 Million Mixed-use Project in Downtown Tampa's Encore

Miami developer LD&D is planning to build apartments and a hotel in Encore in downtown Tampa. BAKER BARRIOS ARCHITECTES 

A Miami developer plans to build a $200 million mixed-use project in downtown Tampa's Encore, adding apartments, hotel rooms and retail space to the urban district.

LD&D said it will acquire the 2-acre parcel at 1101 E. Harrison St. from the Tampa Housing Authority, though a deed for the transaction has not yet been filed in Hillsborough County. On Oct. 18, city staff notified representatives for the developer that the proposal was approved to move forward.

The project will include a 28-story, 365-unit luxury apartment building with more than 45,000 square feet of amenity space. There will also be a 178-key hotel, 32,500 square feet of street-level retail space and a 586-space parking podium. The apartment tower's amenity space will be home to a "4,500-square-foot wellness area, 10,000 square feet of coworking space, and a residential sky lounge on the 26th floor overlooking vast city vistas."

The hotel, the developer said, will be separated from the apartments by a pedestrian walkway lined with shops and restaurants.

"We were drawn to this strategic location at the intersection of downtown Tampa, the Channel District, Encore, Ybor and the future neighborhood of Gas Worx," Diego Bonet, managing partner of LD&D, said in a statement. "As Tampa continues to experience remarkable economic and population growth, we believe this project will benefit from an irreplaceable location within a short walk of the city's main amenities."

Encore is a 40-acre, mixed-use district between the urban core and the Channel district, developed in a public-private partnership between the housing authority and Banc of America Community Redevelopment Corp. It includes both affordable and market-rate residential units. It is also near the forthcoming Gas Worx, a mixed-use district between the Channel District and Ybor City.

"We are thrilled to welcome LD&D into the neighborhood and believe that this project, along with other exciting projects currently in the works within Encore, will help usher in a new vibrant era for the neighborhood."
